What cheques actually mean

Dubai rent is paid by post-dated cheque, and the number of cheques is negotiable and priced. One cheque gets you the best rent; four is the market standard; six or twelve is a concession some landlords will make. Each additional cheque typically costs 2–4% of the annual rent in the price you can negotiate. Every rental listing on this site states how many cheques that specific landlord will accept, because it is usually the second question a tenant asks and almost no site answers it.

Your cash on day one

Budget for: the first cheque, 5% agency commission, a security deposit of 5% (10% if the property is furnished), Ejari registration of around AED 220, DEWA connection of AED 2,000–4,000 depending on property size, and a chiller deposit of roughly AED 2,000–3,000 where cooling is billed separately. On a AED 140,000 one-bedroom taken on four cheques, that is approximately AED 48,000–52,000 on the day you sign. Chiller: the bill nobody warns you about

Air conditioning in Dubai is billed three ways. Some buildings include cooling in the service charge, which the landlord pays: nothing comes to you. Some meter it separately through a provider like Empower or Tabreed, which means a bill in your name and a deposit at connection, and in summer it can run AED 400–900 a month on an apartment. Villas on their own AC units are billed through DEWA only. Every listing on this site states which arrangement applies, in the property details table.

Service charge is not your bill

You will see a service charge per square foot on our listing pages. That is the owner's cost, not the tenant's, we publish it because buyers need it. As a tenant you are not asked to pay it. If a landlord or agent tries to pass it to you, that is not standard and you should push back.

Documents and Ejari

Passport copy, visa page, Emirates ID and the cheques. Every tenancy must be registered with Ejari. Without it you cannot connect DEWA, obtain a residence visa or enrol children in school, and you cannot file a rental dispute case.

Inspect properly, and know your rights

Run every tap, test the AC in each room, open every wardrobe and photograph anything already damaged before you sign the handover inventory. Rent increases on renewal are capped by the RERA rental calculator. Your landlord cannot raise the rent or ask you to leave without the correct notice period. Disputes go to the Rental Dispute Centre and the process genuinely works.
