Price against evidence, not aspiration
Dubai's transaction data is public. Buyers and their agents can see what every comparable unit in your building sold for. An asking price that ignores that evidence does not get negotiated down: it gets skipped.
What you actually walk away with
On a sale you pay our commission of 2% plus VAT, the DLD seller-side admin fee, and, if there is a mortgage on the title. The clearance and release costs plus any early-settlement charge from your bank. Outstanding service charges are settled to the transfer date. The net-proceeds calculator on our valuation page gives you the figure after all of it; we would rather you saw the number before you listed than after you accepted an offer.
How long it takes, end to end
Realistically: one to two weeks of preparation and marketing to a signed MOU on a correctly priced property, two days to three weeks for the developer NOC depending on the developer, then two to four weeks to a cash transfer or four to eight for a mortgaged buyer. List to money in your account is typically six to twelve weeks. If you have a tenant's contract ending in four months, that window matters and we will map it against your dates.
Choose your listing structure deliberately
An open listing puts your property on fifteen portals with fifteen different asking prices, which signals desperation. An exclusive mandate concentrates the marketing spend, keeps pricing consistent and gives one agent accountability. We take exclusives for 60 or 90 days.
Tenanted units
If your property is let, the tenant's contract survives the sale. A buyer purchasing for personal use needs twelve months' notice served through the correct channel. Get the notice position confirmed in writing before you market, and expect a tenanted unit to attract investors rather than end-users: which affects both the buyer pool and the price.
Sell or re-let?
It is one question, not two. Ask us for both numbers at once, the achievable sale price and the achievable rent, with the net yield on the capital you would be leaving in the asset. And we will put them on the same page so you can compare them. Most agencies make you run two separate enquiries and never join them up.
