Sales, leasing and off-plan across Dubai's leading communities. We price on the transaction record and show you how we got there.
We take on fewer homes than we could, so every one of them gets looked after.

Launches
Off-plan is a different instrument to a finished home: you are buying a payment plan and a handover date as much as a property. Every off-plan listing here carries its permit, its community and the consultant who holds it.
We will also say when a launch is wrong for you. That happens more often than this market likes to admit.

Yes. Foreign nationals can own freehold property in designated areas, which covers most major communities. There is no residency requirement to buy and no cap on how many properties you can own.
Budget 6–7% above the purchase price: 4% DLD transfer fee plus admin, agency commission of 2% plus VAT, and roughly AED 4,000 in trustee fees. Mortgage buyers add around 0.25% mortgage registration plus bank fees. Every listing page on this site shows the breakdown for that specific property.
Non-residents are typically capped at 50–60% loan-to-value, so expect to fund 40–50% of the price from your own capital, plus the 6–7% transaction costs. Residents can usually borrow up to 80% on a first property under AED 5m. If you are relocating but have not started your UAE job yet, you are a non-resident on the day you buy.
A property investment of AED 2m or more can support a ten-year Golden Visa, subject to the current criteria. Smaller investments may support shorter renewable visas. Nobody can guarantee a visa. See our residency guide for what qualifies, whether a mortgage counts and whether off-plan works.
Yes. We handle remote purchases through a notarised power of attorney, with video viewings and an independent snagging report commissioned by you. Hana Tanaka runs this desk and is your named contact throughout. Allow two to three weeks to get the POA notarised and attested in your own country.
The 10% MOU deposit should sit with the DLD-licensed registration trustee, not with the brokerage. For off-plan, your payments go into the project's DLD-controlled escrow account: we publish the escrow account and bank on every project page.
A home, a yield, or an exit. We will give you a straight answer on whether Dubai delivers it, and what it costs to find out.
