Start with the school, not the house
In Dubai the school decides the community, not the other way round. Places at the oversubscribed schools, JESS, Kings', Dubai College, GEMS Wellington, North London Collegiate. Fill up to a year ahead, and the KHDA inspection rating is public for every school in the emirate. Secure an offer, or at least a waiting-list position, before you commit to a house. We will tell you the current admission position at the schools near any community you are considering.
Then drive the commute at 7:45am
Dubai's road network changes character completely between 7:30 and 9:00. A community that is twenty minutes away at midday can be fifty at peak. We will drive your actual route with you at your actual departure time before you offer on anything, and we would rather lose the sale than put a family on the Al Ain Road without knowing what it is like on a Tuesday morning.
The communities families usually land on
Dubai Hills Estate: schools, a hospital and a mall inside the gates, twenty minutes to DIFC. The default answer and usually the right one. Arabian Ranches: established, mature planting, JESS on site, thirty minutes to DIFC. Sobha Hartland: twelve minutes to DIFC with two international schools in the community: the best commute of any villa option. DAMAC Hills: roughly a third cheaper for the same house, at the cost of thirty-three minutes of driving. The Valley: the most house per dirham in Dubai, forty-two minutes to DIFC, excellent if nobody commutes to the centre daily, difficult if someone does.
What a family budget actually buys
Under AED 4m you are looking at three-bedroom townhouses in The Valley or DAMAC Hills, or an apartment in Dubai Hills. Between AED 4m and 6m you reach three- and four-bedroom townhouses in Dubai Hills, Arabian Ranches and The Valley. Above AED 7m you are into standalone villas with private pools. The practical sequence
School applications first, then a viewing trip built around morning commutes rather than afternoon ones, then an offer, then schooling confirmed in writing before exchange. Tenancy, visas and schooling interlock in Dubai. Your child's school place is tied to your residence visa, which is tied to your employment or your property. Get the order right and it is straightforward; get it wrong and it is three stressful months.
