Supply is visible
The handover pipeline is published years ahead. That lets a careful buyer avoid the quarters where their own building faces three hundred competing units.
What would change the picture
A sustained oil-price shock, a regional security event, or a supply wave that outruns population growth. None of these are hidden risks; all are worth watching.
