Why Dubai Creek Harbour Is Still Underpriced

Metro Blue Line, Emaar's launch cadence, and the per-square-foot gap to Downtown.

Why Dubai Creek Harbour Is Still Underpriced

The gap

Creek Harbour trades at a meaningful discount per square foot to Downtown while offering comparable skyline views and a larger masterplan. You can check the gap yourself against the per-square-foot medians we publish for Downtown Dubai and Dubai Creek Harbour, both calculated from the listings on this site.

Infrastructure

The Metro Blue Line will connect the district directly. Dubai's historic pattern is that metro connectivity re-rates a community in the eighteen months around opening.

The caveat

Supply here is heavy and concentrated: around 2,900 units complete in Q2 2028 alone, which is the figure we publish on the Creek Vista Heights launch page and the reason we underwrite exits here on a longer horizon. Unit selection matters more than district selection: pick the view line and the handover quarter, not just the project.

Market commentary, not advice. Where a figure here comes from our own listings or launches it is linked to the page that holds it, so you can check it. Anything describing the wider market is our reading of it at the time of writing, 10 Aug 2026, and we will not pretend it is a published statistic.
